What the client wanted

Client had just purchased a 70’s style brick ranch house on a wonderful piece of property in an up and coming neighborhood. Unfortunately like most houses built in the 70’s it had good bones but the floor plan was very choppy and had no flow.

Our mission was to create flow in the existing home and add approximately 600 heated sq, ft. to the rear of house with a substantial covered living area for entertaining.

What we delivered

We began the process by sitting down and getting to know the client so we could find out what was truly important to them. As a wine importer it was quickly apparent that cooking and entertaining were 2 of her passions, including security and convenience and she was excited about having an attached garage.

Using the clients passions as a starting point, we looked at the house floor plan to see what worked and what didn't work for her. Unfortunately the floor plan comprised many small rooms and the attached garage lacked a direct access to the home. So instead of tweaking the floor plan we ended up reconfiguring 80% of the home. The first key element was to provide the client an expansive kitchen with an island that was open to the living room and perfect for entertaining. Secondly, we "flip flopped" the location of the master suite and the kitchen. Not only did this provide a direct entrance into the home from the garage but it added significant privacy to the master suite over looking the rear landscape.

Phase two was to add space to the existing 1800 sq. ft. In reconfiguring, it was clear that as rooms became larger, some would have to been deleted from the original foot print. In keeping with our clients goals, we suggested making the dining room a cornerstone of the new space, along with an adjacent reading room and home office. The flow from the kitchen into the outdoor living space, along with the natural light and view, made this the perfect place for it! The final element of the project was a 300 sq. ft. outdoor living space. This covered area complete with stained tongue & groove bead board ceilings, custom built cedar posts and slate flooring, has become the place where homeowner and guests migrate to. With its sconce and recessed can lighting along with multiple fans, this is a space the homeowner can use day or night almost year round!
