What the client wanted Client purchased as an investment this brick home on a nice lot in a terrific up and coming neighborhood. They wanted to modernize the home and substantially increase the houses size for immediate resale.
What we delivered

First step was to speak with realtors to receive up to date neighborhood comparables sales figures. Additionally we also got a read from buyers agents as to what items their clients were requesting in homes at our projected resell price point.

After completing our analysis we began designing a home that would sell for our projected target price and produce the investor with their desired return on investment (ROI). We began by focusing on the home’s curb appeal to minimize the days it may be on the market at resell by transforming it into an Americanized Tudor style home. To increase the projects value we expanded the houses sq. ft. by 1300 sq. ft. and filled it with all the bells and whistles buyers are expecting these days. First we began with the basics, high efficiency gas HVAC, new 200 amp electrical service and all new plumbing. Next we moved on the eye candy! This meant creating a dream kitchen, fully wired media room with an Ipod docking station and a lavish master suite complete with a spa like master bath.
